How these rates are set. Each rate is the average of what Go Direct Lenders’ wholesale lending partners offer that business day for one sample loan, with no discount points. Your own rate and APR depend on your credit, loan-to-value, property and the market on the day you lock. Payments are principal and interest only; taxes, insurance and any mortgage insurance make the actual payment higher.

Rates by loan type
Refinance rates by state
Go Direct Lenders is licensed in 18 states. Each state page shows today’s rates plus the closing costs, taxes and rules that are specific to refinancing there.
How to read a rate sheet
Compare APRs, not just rates. Two loans with the same rate can have different APRs because of fees, points or mortgage insurance. The APR rolls those costs into one number.
Check the scenario. Each rate above is for a specific loan amount, loan-to-value and credit score. A smaller loan, a lower score or less equity usually means a higher rate.
Do the break-even math. A lower rate only helps if you keep the loan long enough for the monthly savings to cover your closing costs. Our break-even calculator does it in seconds.
Let the rate come to you. Rates move every day. Instead of checking, set a free alert and we’ll email you when the market reaches your target.

Frequently asked questions
How often are these refinance rates updated?
Every business day. Our rate check runs late each weekday morning, Pacific time, and these pages update as soon as a new rate sheet is posted. We only show a loan type when at least one lending partner priced it from that day’s sheet.
Why is the APR higher than the rate?
The APR (annual percentage rate) includes the interest rate plus certain loan costs, such as lender fees and, for FHA and VA loans, mortgage insurance or the funding fee, spread over the life of the loan. Comparing APRs is a better way to compare offers than comparing rates alone.
Will I get the rate shown here?
Not necessarily. These rates are for one sample loan per loan type, described under the table. Your rate depends on your credit score, loan amount, loan-to-value, property and occupancy, and on the market the day you lock.
Do these rates include discount points?
No. Every rate shown assumes 0 discount points. Paying points can lower a rate; taking a lender credit raises it.
