Your own rate and APR depend on your credit, loan-to-value, property and the market on the day you lock. Refinancing in Virginia: what’s different

  • Virginia charges a state recordation tax of 25 cents per $100 on a new deed of trust, and cities and counties may add a local tax of up to one-third of the state tax. [source]
  • If you refinance a loan that already paid recordation tax, the refinanced amount gets a reduced state rate of 18 cents per $100, with any lender. (The old same-lender exemption was repealed in 2012.) [source]
  • You have the right to choose your settlement agent. Virginia closings are conducted by licensed attorneys, title agents or companies, real estate brokers or financial institutions. [source]

Rules change and every county runs things a little differently, so confirm the details for your loan with your closing agent. This isn’t legal or tax advice.
