These calculators are for illustration only and aren’t an offer of credit or a loan estimate. They estimate principal and interest only; taxes, insurance and mortgage insurance aren’t included. By refinancing an existing loan, your total finance charges may be higher over the life of the loan.

The three VA IRRRL tests this calculator checks

1. Rate reduction. Under federal law (38 U.S.C. 3709), a fixed-to-fixed IRRRL must lower your rate by at least 0.50 percentage points, and a fixed-to-ARM IRRRL by at least 2.00 points. Going from an ARM to a fixed rate has no minimum. (An ARM keeps its starting rate only for an initial fixed period; after that, the rate and payment can go up.)

2. 36-month recoupment. Your fees and closing costs must be paid back by the lower monthly principal-and-interest payment within 36 months. The VA funding fee, taxes, escrow and prepaid items such as insurance don’t count.

3. Seasoning. VA can’t guarantee the IRRRL until you’ve made six consecutive monthly payments and 210 days have passed since your current loan’s first payment was due.

The funding fee for an IRRRL is 0.5% of the loan. Veterans receiving VA compensation for a service-connected disability, eligible surviving spouses receiving Dependency and Indemnity Compensation, and active-duty Purple Heart recipients are among those who are exempt. Read the full VA IRRRL guide.
